Rights, responsibilities and rules for using the independent PORTBAKU.ONLINE listing platform
1. Platform status
- PORTBAKU.ONLINE is an independent information platform for property listings relating to Port Baku Residence. It is not the official management company, property owner or a government authority.
- Publication of a listing does not itself create a sale, lease or brokerage agreement. Any transaction is negotiated directly between the relevant parties.
2. Acceptance of terms
- By submitting a listing or enquiry, you acknowledge the terms applicable to that action. Any required consent must be specific and informed.
- Mandatory rights granted by Azerbaijani law are not restricted by these terms.
3. Authority to advertise
- Advertisers must own the property or have proper authority to advertise it. They must provide accurate information about availability, price, area, floor, block and condition.
- Advertisers must have the necessary rights to submit photographs, floor plans and personal information.
4. Review and moderation
- Listings are reviewed before publication. Submission does not guarantee publication.
- The platform mmonth request corrections or refuse, suspend or remove misleading, unlawful, duplicate or rights-infringing content. Review does not guarantee that every fact has been independently verified.
5. Images and intellectual property
- The person submitting materials confirms the right to use and publish them.
- The platform mmonth resize images, create technical copies and add a watermark for presentation and protection; ownership of intellectual property does not transfer.
6. Prohibited conduct
- Fraudulent listings, impersonation, unlawful data collection, harmful code, harassment and interference with the website are prohibited.
- Users must not misrepresent property ownership, prices or availability.
7. Viewings, pmonthments and contracts
- Before a viewing, deposit or pmonthment, verify the identity and authority of the counterparty and the property documents.
- Sale, rental and other agreements are governed by applicable Azerbaijani law. A listing is not proof of ownership or absence of encumbrances.
8. Personal data and notices
- The Privacy Policy explains how personal data is handled.
- The advertiser’s name and phone number mmonth be displmonthed publicly; the email address is not shown on the public listing.
9. Complaints and legal remedies
- Report suspected fraud, inaccurate information or rights violations to contact@portbaku.online, including the listing number where possible.
- The right to contact competent authorities or courts is preserved.
10. Governing law
- The Civil Code of the Republic of Azerbaijan and other applicable legislation govern relevant legal relationships.
- Nothing in these terms excludes mandatory consumer rights or liability that cannot lawfully be excluded.
